Know the Right Size You Want

Even if you have only done a cursory search of the manufactured housing industry, you would know that these homes come in various sizes. 


Manufactured homes come in three different widths: single, double, and triple. 


Before you go to the dealer, make sure you know what size is best for your family. This would narrow your options and make your job of finding the perfect home a lot easier.


Know the Transportation and Setup Costs

Many people do not consider the additional costs of purchasing a manufactured home, so the final price comes as a surprise. Include the extra costs of transportation, site preparation, and utility hookups in your budget to avoid unpleasant surprises.


Transportation costs are determined mainly by the number of units to be transported—more units equals higher prices. Before you entrust this task to the dealer, inquire about the rates charged by your local transportation teams. Call at least three of them. Only after you have a good idea should you go to the dealer. This way, you will not be charged more.


Know How to Negotiate

Learn the art of negotiation before meeting with the dealer if you want to bag valuable deals. 

On average, the dealers receive anywhere between 18% and 25%markup on each home. This means that you can easily bargain for the best price for your manufactured home in Central Alabama.


Know How to Finance and Pay Taxes

Before you sign on the dotted line, figure out how you will pay for the house. If you decide to finance it, research manufactured home financing options to find the one that works best for you.


Consider a loan option with favorable terms so that you can repay it more comfortably. Furthermore, educate yourself on manufactured home taxes.  


Know the Personalization Options

Of course, if you want to leverage any personalization features, you have to have enough bank balance. So keep your budget in mind. 


Choose the features that you and your family want in your home. This can include determining the number of bathrooms and bedrooms you will need to meet your daily needs, as well as other features like energy efficiency, storage shed, and garage.
