Maintaining your manufactured house is essential for many reasons. Proper maintenance is the best way to increase your home’s value. It also ensures your house’s safety & comfort year-round. Proper cleaning is enjoyable & exciting responsibility for an owner or renter of a mobile home. 


Many important tasks for home maintenance only require to be done once and twice a year. These actions can go a long way toward preserving the comfort & quality of your house for years to come. If these tasks aren’t completed every year, the lack of home maintenance can build up and result in expensive problems down the road. 


Here are the top 3 annual maintenance checklists items to keep your manufactured house in good working order:


1 - Make sure the home structure is solid 

A cracked foundation can cause a complete host of other issues if not taken care of. These problems are doors & windows that won’t shut, leaks or cracks in the walls, and air drafts and humidity entering the home. 

Focus on home structure’s small part can impact the complete space, causing it to age quicker and potentially even leading to wrapping. In more permanent foundations such as visible cracking, sagging, slab foundations, or shifting is the biggest indicator of damage. 


2 - Look for holes, & avoid excess moisture

The skirting enclosure around your manufactured house’s bottom is designed to keep unwanted moisture from getting into the home’s basement. Inspect regularly there are no cracks in your solid skirting that might allow moisture to enter in your home. 


Although you don’t want damages to your skirting’s solid portion, you still want to ensure skirting is properly ventilated. Good skirting ventilation includes having approximately one sq. ft. of emitting for every 150 sq. ft. of space under the house. Proper ventilation helps to avoid the gathering of moisture beneath the house. It could lead to issues with uncomfortable humidity & difficulty challenging temperature. Moisture under the house whether from holes in the skirting or ventilation lack can even lead to problems with flooring. 


3 - Check for damage, reseal or recoat

Inspect at least twice a year to ensure there is no debris, no broken or missing shingles on the roof. Also, check the flashing to ensure it is in good condition. You need to make sure there are not any cracks or soft spots in the roof covering. Any imperfections or weakness in the roof cloud lead to moisture, air and other problematic elements getting into the home’s roof cavity. 


Recoating the manufactured house’s roof annually is also a great idea especially for mobile homes’ flat roof. Roof coating keeps your indoor temperature regulated and keeps your house dry.
