New Year, New Manufactured Home

New Year, New Manufactured Home
The new year brings lots of opportunities. Hopefully you have made some resolutions that will better yourself and you will actually keep for more than a few weeks or months. The new year may also be a great time to buy a manufactured home. If you are still living with Mom and Dad or you've been renting for a while, owning a manufactured home could be a great way to start your adult journey.

Advantages To Manufactured Homes

One of the main advantages to a manufactured home versus a stick-built home is cost. A stick-built home costs about $150 per square foot, while a manufactured home is less than half per square foot. In other words, a stick-built home will cost you over twice as much as a manufactured home. Much of the savings come from how manufactured homes are built at the factory. The factory can buy massive amounts of materials for cheaper prices. Also, labor is cheaper because the factory assembly line is more controlled and efficient than building a house on-site.

Another key advantage to a manufactured home is customization. There are a wide variety of customizations for the interior as well as the exterior. You can choose whatever design, color and layout for your manufactured home. The options and designs are truly endless. And while a stick-built home could take several months to build, a manufactured home can be ready in just a few days.

Financing

Financing for a manufactured home may be a little different than a site-built home, but it is available. And it is much easier to get financing for a manufactured home today than it was several years ago. Keep in mind that it is much easier to get financing if you own the land that the manufactured home is on. Many lenders can offer similar financing for manufactured homes as stick-built homes including FHA, VA and USDA home loans.

Well-Built

Manufactured homes are built with the same materials as traditional home. All manufactured homes have to pass inspections by the National Conference of States on Building Codes and Standards, as well as the Department of Housing and Urban Development (HUD). All heating, electrical and plumbing systems are tested for compliance. If a manufactured home does not pass all inspections, it cannot be sold. Also, manufactured homes have to be transported to the site. Because of this, the entire structure must be built with high quality materials.
