Jaco Q&A

Jaco Q&A
Many people have questions about manufactured homes, why to buy them and how to finance them. So the Jaco sales team was asked the following questions. We hope that these will be beneficial to you in your decision to buy a manufactured home.

What is the difference between a manufactured home and a mobile home?
"Mobile home" and "trailer" are terms commonly used to describe manufactured homes in the 1960s and 1970s. These houses were moved around, like campers. The construction of the homes was not always of the same quality we have today. Contemporary manufactured homes are much more modern and the materials are of the highest quality.

What is the biggest obstacle for someone financing a manufactured home?
Credit scores need to be above 550 to get approval for financing. Customers need to be aware that the more money they can put down, the lower their payments will be; the higher their credit score, the less they will have to put down. Customers also need to have a piece of land, or a place to put their home.

How is a manufactured home different from a site-built home?
A manufactured home is movable. It is, therefore, less expensive.

What kind of features can I get in a manufactured home?
All of the same features available in a site-built home are available in a manufactured home. And it's movable! Once you own it, you can take it wherever you would like to go.

What does your credit score have to be?
We have finance options to suit most credit scores. Our lenders will determine your purchasing power based on provable income and credit history.

How long is the home buying process?
This is determined by the buyer. The sooner you provide the required documents, the faster the process.

Why purchase a manufactured home?
    •    Faster build time
    •    Half the cost of a traditional home with the same building materials
    •    More square-footage for your money
    •    Metal or shingle roof
    •    Carpet or vinyl flooring
    •    Tile showers
    •    Base and crown molding
    •    Granite countertops
    •    Stainless steel appliances

Can a manufactured home be customized?
Yes, most all of them can.

Where can I put a manufactured home?
Family property, private property, or manufactured home communities are typically where these homes can be placed.

Are manufactured homes affordable?
Absolutely. They are half the cost of a site-built home with the same construction.

What kinds of financing are available?
You can finance the home only, which is what most of our customers do. We also have programs for land-home deals, collateral, land-in-lieu, and finally, land and home purchase.

How long have you been in business?
Jaco Sales has been serving the people of central Alabama and the surrounding area since 2004. We are confident that through our core values of dedication, drive, and perseverance, we can find the perfect home to fit your needs!

Does a manufactured home require any special financing?
No money down to 5% down to 10% down — it's a lot easier to finance than a site-built home.
